A platform that did not exist three weeks ago.

A single bilingual Realtor-Associate wanted a personal-brand website that could compete with — and differentiate against — Compass, Sotheby's, and The Agency. Not a template. A 1-of-1 editorial platform with cinematic video, bilingual parity, a live MLS feed, a branded AI voice concierge, and a 22-neighborhood content library.

We delivered 45 content pages across a multi-page cinematic architecture, a custom AI voice agent that can drive the site in English or Spanish, and a full production brand identity — in under three weeks.

The equivalent scope at a traditional creative agency runs four to six months and carries a six-figure invoice at the low end. The work that follows documents exactly what was built, how it was built, and what it would have cost anywhere else.

02 · The Client

Mirtha Carolina Solorzano.

Bilingual Realtor-Associate. Christie's International Real Estate Group. Teresa Minnick Group — a team with eight hundred million in career sales.

Based in Holmdel, New Jersey, Mirtha represents luxury listings across all twenty-two submarkets of Monmouth County — from Rumson old-money estates to Pier Village oceanfront condos to Keyport commercial revivals.

Her core differentiator in the market:

  • Editorial-grade bilingual representationNot a Google-Translate widget, but a fully translated experience with hand-tuned editorial Spanish.
  • Christie's International network accessThe only global real estate firm owned by an art auction house.
  • Background in international diplomacy, education, and marketingRare among competitors in the Monmouth luxury segment.

The problem: none of this was visible online. Her only web footprint was a templated Christie's agent profile and a thin Teresa Minnick Group team page. No personal domain. No SEO presence. No lead capture. No bilingual content. No visual brand.

03 · The Brief

Six goals. One mandate.

Target: agency-level quality — without the agency timeline or agency invoice.

01

Position at the top.

Position Mirtha at the top of the Monmouth County luxury market against incumbents with decades of local presence.

02

Capture the bilingual buyer.

Capture the bilingual Latin American buyer segment moving capital to the Jersey Shore — with zero top-producing Spanish-speaking options in the $1M+ range.

03

Support active inventory.

Support her active listing inventory — eight properties across five property-type categories — with editorial-grade showcase pages.

04

Educate the buyer.

Educate prospective buyers about Monmouth County's twenty-two distinct submarkets so she becomes the definitive local authority.

05

Convert.

Convert. Private-showing inquiries — not a generic "contact me" form.

06

Scale.

Scale. New listings, new neighborhoods, new languages should add in minutes, not weeks.

04 · What We Built

Complete scope — the full inventory.

Forty-five indexable content pages across a multi-page cinematic architecture. Thirty-eight production images. A bilingual AI voice concierge with seven client tools. Full Schema.org graph. A brand identity system built to print.

Page Inventory

Forty-five content pages, four infrastructure files — built, indexed, and deployed.

Signature Moment

The cinematic hero. Piloted by the scroll.

A custom drone sequence — slow boom-out from a Navesink River waterfront estate at golden twilight. Generated, animated, and scroll-scrubbed. The user does not watch the film. They fly it.

Navesink waterfront hero frame
Press Scroll · 121 Frames · 24 fps
What it is

A canvas-rendered drone film.

A four-beat sequence that reveals Monmouth as the user moves through the page — cedar gable, aerial, golden-hour shift, skyline lock with CTA fade.

How it works

Frames tied to scroll position.

GSAP ScrollTrigger drives a canvas that paints the correct frame for every scroll offset. Frame 1 is preloaded for instant paint. Reduced-motion is honored.

The stack

Gemini → Kling → ffmpeg → GSAP.

Gemini 3.1 Flash generates the 2K still. WaveSpeed Kling v3 Pro animates to 5s video. ffmpeg extracts 121 frames. GSAP paints them on scroll.

05 · The Process

Eleven phases. Eighteen days.

From Day 1 competitive intelligence through Day 18 handoff documents — sequenced in parallel where quality allowed, serial where it did not.

00
Day 1

Competitive Intelligence.

Twenty competitors researched across four categories — direct Monmouth County, aspirational national, experience/brokerage, luxury lifestyle. Five niche opportunities and five design trends no local competitor was running. Key finding: no Monmouth County luxury realtor ran scroll-driven cinematic video, a genuine /es locale, or per-listing microsites.

01
Day 1-2

Brand Analysis.

Complete brand system — palette, typography, logo direction, positioning. "Heritage Atlantic Broker. Modern Cinematic Eye." locked as the positioning line.

02
Day 2

Hero Concept.

Storyboarded the four-beat scroll-scrubbed drone sequence: cedar gable, Navesink aerial, golden-hour chromatic shift, Monmouth skyline lock with CTA fade-in.

03
Day 2-3

Scene Generation.

Gemini 3.1 Flash → 2K hero still. WaveSpeed Kling v3 Pro → five-second cinematic video. ffmpeg → 121 frames at 24fps.

04
Day 3-7

Site Build.

Initial site built as a single-page monolith, then refactored into multi-page architecture with shared CSS, JS, and partials. Progressive enhancement from minimal to 45-page system across four deployment waves.

05
Day 3-10

Image Production.

Thirty-eight images total — twenty-two neighborhood heroes in Architectural Digest editorial style, sixteen property and brand photos mixing real listings from brokerage sites, Spark Platform CDN, and Gemini synthesis.

06
Day 8-10

SEO + Schema.

Comprehensive on-page audit and Schema.org graph expansion touching all forty-five pages. Sitemap, robots, hreflang, OG, Twitter, dns-prefetch, resource hints, ARIA, semantic HTML.

07
Day 10-11

Deploy + Integrate.

GitHub repo → Vercel → custom domain pipeline. ElevenLabs agent creation with bilingual knowledge base and seven client tools. FlexMLS iframe integration per portfolio category.

08
Day 12-14

Brand Integration.

Editorial Monogram → four production variants. Logo wired through nav, footer, favicon, trust bar, and social share cards. Christie's International Real Estate and Teresa Minnick Group official logos integrated.

09
Day 15-18

Expansion.

Neighborhood system expanded from four to twenty-two. Cross-links retrofitted. Content corrections (license number, 30 Melrose → Lofts at Pier Village, Long Branch rename).

10
Day 18

Handoff Documents.

Competitive report, proposal, brand system export, Google Business Profile checklist, broker authorization email drafts, case study — all saved as persistent deliverables Mirtha owns.

06 · Technology Stack

Twelve layers. No framework bloat.

Every technology choice had to justify itself against three criteria: loads instantly, Mirtha owns it, and it scales without a rebuild.

07 · Projected Impact

What this platform unlocks.

  • Voice Concierge lead capture.Every visitor gets a 24/7 bilingual docent. Expected conversion lift vs. a static form: 3 to 5×.
  • Listing-support SEO.Every active listing has a dedicated editorial page. Listing URLs become shareable assets.
  • Neighborhood authority.Twenty-two neighborhood pages position her as the encyclopedic local guide.
  • Bilingual differentiation.Zero other Monmouth County luxury realtors have an editorial-grade /es experience. Immediate capture of the Latin American international buyer segment.

Long-term. Structural.

  • Neighborhoods plug in as 320 lines of HTML + 1 image.Template exists; content is the only variable.
  • New languages plug in as attributes.data-en, data-es, data-fr, data-it — the system is language-agnostic.

09 · One of One

Eight load-bearing decisions.

This is not a template. It is not a theme. It is not configurable by a non-technical user — and that is the point. Every decision was load-bearing.

  1. The Navesink drone hero. Not stock footage. A custom scene generated specifically to match Mirtha's geographic specialty.
  2. Twenty-two hand-tuned narratives.Neighborhood pages are not auto-generated. Each is editorially calibrated to the town it describes.
  3. Editorial Spanish.Hand-drafted. Not machine-translated. The tone shifts when Spanish readers arrive.
  4. Heritage Atlantic Broker. Modern Cinematic Eye.The positioning came out of a specific competitive finding — not a brainstorm.
  5. Christie's Red used surgically.Exactly three moments per page — affiliate lockup, hover underline, a single stat. Never decoratively.
  6. Champagne Gold rules instead of shadows. An intentional anti-SaaS decision. Rules where a template would reach for drop shadows.
  7. Magnetic cursor on "Private Showing."A cursor-follow specific to the editorial-luxury voice. Not a generic hover state.
  8. Seven voice-agent tools.Jessica does not answer questions. She gives guided tours.

A template site has no soul. A cinematic design-studio build has a specific one.

10 · Ownership

What Mirtha controls. Long-term.

No vendor lock. No hostage keys. No subscription floor. Every asset, every account, every repository — in her name.

Nothing VioX-owned. Nothing vendor-locked.

Closing Statement

For the price of a single New York agency's discovery phase, Mirtha Carolina now has an agency-level cinematic website, bilingual parity across forty-five pages, a branded AI voice concierge, a twenty-two-neighborhood content library, and a deployment pipeline that scales. In eighteen days.
